The SRA is responsible for
the following, it had been
requested to have this
information confirmed in
writing during 2017, however to date it
hasn't been forthcoming
therefore this list may not
be inclusive, if in doubt
please direct your
enquiries to the
Director of the SRA.
The Sycamores Residents
Association are
responsible for:
Structural Flooring
where flood damaged due
to external factors (ie
‘Acts of God’), Roof
Structure including
Tiling, Damp Courses,
Exterior Brickwork,
Exterior Window
Cleaning, External
Services: Electricity,
Water Pipes, Drainage,
Exterior Wooden Doors &
Window Frames (not
including Glazing),
Exterior Decoration to
Properties and Garages.
Flats / Apartments:
Entry Door System
Sevicing Communal Areas
Decoration, Carpets and
Cleaning,
Communal Areas:
Electricity Charges,
Community Centre:
Decoration, Carpet
and Cleaning,
Heating, Lighting,
Water Rates.
Servicing/
Replacement of
Facilities (Hoover,
Water Heater etc),
and of course Fire
Safety and
related issues.
Residents Responsibilities

There is an Annual Service Charge which the
residents pay towards the
upkeep of the estate. In
an attempt to assertain what
exactly was covered by the
Service & Maintenance charge
- the Director and Secretary
confirmed verbally that the
company is responsible for
the following, it had been
requested to have this in
writing however to date it
hasn't been forthcoming
therefore this list may not
be inclusive.
The Residents
(Leaseholders) are
responsible for:
Heating System, Kitchen
Fittings & Appliances,
Bathroom Fittings &
Appliances, Internal
Plumbing & Fittings,
Internal Electrics and
Fixed Appliances (eg
Alarms), Stud Walls,
Ceilings, Floor
Coverings, Structural
Flooring (unless flood
damaged – see above),
Decoration, Window
Glazing only if original
wooden frames still in
place, PVC/ non original
Doors and Window
Frames.
Residents (Leaseholders)
restrictions:
These are historical
conditions (dated 1986)
which were put in place
by the original
Landowner. Since the
transfer of ownership to
the SRA, these
restriction are still in
place: ie they have been
adopted by the SRA, a
few of the restrictions
within the Lease are as
follows:

No structural
alterations without
consent from the
lessor (now the
SRA), which should
not be ‘unreasonably
witheld’, requests
must be made in
writing to the
committee.

Permission also
needed for any
additions to the
property eg new
patios, fences,
plants, or shrubs.

No unauthorised
fixings to be
attached to external
walls or roofs.

No pets allowed
without consent of
the committee.
